What a Roof Restoration Quote Should List
The items that make roof restoration quotes comparable, from tile repairs to the number of coats.
No prices here, and why
Roof restoration prices depend on roof size, pitch, storeys, the material, the condition and the repairs needed. Any figure printed here would miss for most houses. What helps is knowing what a full quote should list.
The list
Inspection findings. What was found: broken tiles, ridge condition, rust, flashings, valleys.
Repairs. How many tiles or sheets are being replaced, and whether ridges are being repointed or fully rebedded.
Cleaning. How the roof will be cleaned and how gutters and downpipes are protected.
Coating system. The sealer or primer, the product, and the number of topcoats.
Gutters, valleys and flashings. Included or not.
Safety. How fall protection will be provided.
Licence. The roofer’s QBCC licence number for work over $3,300.
Warranty. What is covered, by whom, and for how long, in writing.
Comparing
A cheaper quote often means fewer repairs, repointing instead of rebedding, or one topcoat instead of two. Ask what is different.
