The stain is rarely under the hole

Water that gets into a roof runs along battens, sarking and rafters before it drips onto the ceiling. A stain in the lounge may come from a cracked tile two metres away, a lifted flashing at a chimney, or a gutter overflowing back under the roof. Finding the real source is most of the job.

In the meantime

If water is coming in now, move belongings, put down buckets and towels, and keep away from wet ceilings and light fittings. A sagging, wet ceiling can come down. Do not climb onto a wet roof yourself. Take photos for your records, and if it follows a storm, let your insurer know.

The repair

Once the source is found, the fix may be small: a tile, a flashing, a few screws, a cleared valley. If the roof has many failing points, a restoration may be the better value. A good roofer will explain which.
